What To Look For When Viewing London Properties
Viewing a property can be an arduous and stressful task, it can
be very easy to make fatal mistakes if you do not know what to look
for.
When anyone is shown around a property, in many cases the person
showing them around is seeking a deal, and will make every effort
to rush the viewer past any faults.
You should always take control of the situation in these circumstances,
take your time and ensure that any queries you may have are answered.
Create a Checklist
Before visiting the property, you should create a checklist to
take with you. Ensure you check everything on your list, and make
notes next to any points you require more information about. Some
good points to include are:

Once you have viewed the property from the exterior, you should
check the interior rooms of the property.
Internal Viewing
- Does it require redecoration?
- Does it require new carpet?
- Does it catch the sun?
- Is there any condensation?
- Is there a TV aerial socket?
- Where are the plug sockets, and how many are there?
- Does the room have enough storage space?
You should also ask the following:
- Where is the boiler and when was it last serviced?
- Does all the plumbing work? Don't just ask, check taps and toilets
yourself to see if they work.
- Do all the light switches work? Again, check this yourself by
switching them on and off in every room.
- Where is the fuse box?
- Where are the gas, water and electricity meters?
- Has any work been done to the property? Is anything still under
warranty?
- Is anything being left in the property that may need removing?
Visit The Property Again
Once you have viewed the property initially, you should arrange
to visit the property again, ideally at a different time of day.
This will help you to ascertain when rooms catch the sun, and that
there are no problems with traffic noise or other disturbances in
the area.
