Before moving into a property, your letting agent will ask you to sign a contract stating the terms of the tenancy, this is known as a 'tenancy agreement'.

Tenancy agreements can vary greatly depending on both the property, and the landlord/letting agent. However, they usually contain the following areas of information:

  • Type of tenancy

  • Type of property

  • Maximum duration of the tenancy

  • Parliamentary act covering the tenancy agreement

  • Basic details of the agreement including role of landlord, tenant, property, contents, Term of contract, Rent, Deposit and due date for
    payments.

  • Length of the tenancy

  • Conditions of use of the property

  • Who is responsible for insurance of both building and contents

  • Details of the tenants rights and responsibilities during the tenancy

  • Details of the landlords rights and responsibilities.

  • Period of notice required.

  • Definition of terms

  • Agreements and Signatures of landlord and tenant(s)

Before Signing a Contract

You should always ensure you have read and understood everything within your contract before signing anything. It is important not to agree to rent a property without a full legally binding tenancy agreement between you and the landlord/letting agent.

If you are unsure of any of the terms of the agreement then make sure everything is explained to you. If you are unhappy with anything you can have the agreement revised, a good agent will be willing to compromise if a suggestion is reasonable or possible.
